Housing for Everyone Grant Program

The Housing for Everyone initiative, administered by the TD Charitable Foundation, marks its 20th annual cycle in 2026 with a focused theme: eviction prevention through early intervention in low- to moderate-income communities. Since 2005, the Foundation has awarded over $63 million in funding to more than 630 affordable housing projects across the United States, reflecting its ongoing commitment to community development through the TD Ready Commitment platform. For the 2026 cycle, the Foundation will award a total of $10 million, distributing forty grants of $250,000 each to qualifying nonprofit and governmental organizations. This year’s initiative specifically supports organizations that provide eviction prevention services before tenants reach the crisis point of legal action or displacement. Eligible program types include eviction diversion (such as pre-court mediation or landlord-tenant resolution), legal services for renters, tenant navigation (including assistance with lease documentation and benefit renewals), and emergency rental assistance when paired with service or case management. Standalone rental or utility assistance programs, workforce development, and homelessness services not directly tied to eviction prevention are explicitly excluded. Funding is not available for new housing construction, landlord-focused programs, or advocacy efforts. Eligible applicants must be 501(c)(3) nonprofits or qualified state/local government entities with a proven history of implementing eviction diversion strategies. They must have documented evaluation processes, demonstrate impact in prior work, and have received less than $300,000 in total funding from TD Bank and/or the TD Charitable Foundation between October 31, 2024, and September 30, 2025. Projects must be located within specific counties across 20 states and the District of Columbia, corresponding to TD Bank's footprint. Only one application is allowed per organization. The application window closes at 4 PM ET on November 25, 2025. All submissions must be made via the online application portal and must include required documentation in PDF format. Applications will be reviewed by regional panels, with final funding decisions made by the TD Charitable Foundation Board. All awards are fixed at $250,000 and must be used within a 12-month period. Reallocation of funds is not permitted post-award. Successful applications will align with the program’s theme, show a feasible plan and measurable outcomes, present a qualified team, and offer clear value for money. Grantees are expected to submit impact reports and may be required to provide audited financial statements.
